📊 September Market Snapshot

September brought fewer home sales and significantly fewer homes available for sale in the San Diego real estate market compared with September 2025, particularly in the detached market.

In San Diego County, detached inventory declined 29.3% year over year, while the median sales price increased 6%. In North San Diego County, detached inventory dropped 34.7%, with prices up 7%.

🛡️ New California Insurance Protections

I know I may be sounding like a broken record with all these insurance updates, but this one is worth sharing!

Last month, I shared some encouraging news about insurance availability in California. This month, there's a new law focused on protecting homeowners when they actually need to file a claim.

California recently signed SB 876, which takes effect January 1, 2027, and includes stronger protections against claim delays, increased penalties for certain violations, and additional coverage options insurers must offer.

The bottom line? Getting insurance is important. Understanding your rights when you need to use it matters just as much.

🌲 One of the World's Rarest Pines Calls San Diego Home

Did you know the Torrey pine grows naturally in only two places on Earth? Right here along the San Diego coast and on Santa Rosa Island off Santa Barbara.

Have one on your property? Torrey pines may be protected under local tree ordinances or property-specific regulations. Before major pruning or removal, check with your city or county and consult a qualified arborist.

🔑 What Does This Mean for You?

Whether you're thinking about buying, selling, or simply wondering about your home's value, understanding what's happening in your specific neighborhood matters most.

If you'd like a customized market update for your neighborhood or have questions about today's market, I'm always happy to help.
