Market Snapshot


August San Diego real estate market data shows fewer new listings and fewer sales than a year ago, while inventory remained significantly below last year's levels—particularly for detached homes.


In San Diego County, detached inventory declined 34.6% compared with last August, while the median sales price increased 5.8% to $1,100,000. In North San Diego County, detached inventory dropped 38.9%, with just 2.5 months of supply.

The biggest takeaway? Inventory remains significantly lower than a year ago, particularly for detached homes, while August sales slowed compared with last year. Detached prices have remained resilient, while condos and townhomes continue to offer buyers more selection and negotiating room.

🏡 Two Different Markets


One trend continues to stand out: detached and attached homes are behaving very differently.


Detached homes remain relatively tight, with only 2.5 months of inventory in both San Diego County and North County. Attached properties offer buyers more selection, with 4.1 months of inventory countywide and longer marketing times.


For sellers, limited detached inventory can be an advantage—but today's buyers remain selective. For condo and townhome buyers, there may be more room to compare options and negotiate.


🔥 A Little Encouraging News on

Homeowners Insurance


California's insurance challenges aren't over, but there are some encouraging signs.


The California Department of Insurance recently reported that insurers are making commitments to expand coverage in the state, including in wildfire-distressed areas, while growth in the FAIR Plan has slowed. The Department describes these as early signs of stabilization in California's insurance market.


For San Diego homeowners—particularly in inland and higher-fire-risk areas—this is a trend worth watching.

Countywide San Diego real estate market numbers provide the big picture, but your neighborhood may tell a very different story.

 

August median prices ranged from $1,979,000 in Encinitas to $860,000 in Ramona, illustrating just how different market conditions can be from one community to another.
