Fall is just around the corner, and with it comes a shift in routines, temperatures—and sometimes the real estate market. Whether you’re buying, selling, or just staying up to date, here’s your pulse check for San Diego real estate this month.

Detached Median Price: $1,075,000 - median price declined
Attached Median Price: $649,000 - median price held steady
Detached Inventory: 3.2 months - fewer homes available
Attached Inventory: 4.1 months - fewer homes available
💧 Water Pressure 101

Did you know your home’s water pressure regulator (PRV) can wear out over time?
Too low: Showers feel weak and appliances work harder.
Too high: Pipes and fixtures may suffer damage or leaks.
You can test your pressure using a simple gauge from any hardware store. The recommended range is 40–80 PSI, with a sweet spot around 50–70 PSI for best performance and appliance longevity.
If it needs replacing, a licensed plumber can replace the PRV—typically $450–$900 or higher depending on access, size and parts. A small fix now could save thousands later.
